Carpet replacement

I'm about to move out and the letting agency I'm using is saying that I need to replace the carpet and that they'll deduct money from my deposit.  They estimated that it would be £1100 of my £1200 deposit.  This is on top of check-out fees. 

I don't think there's anything wrong with the carpet and there are no stains. There is a small patch at the entrance to the door which is getting a little threadbare but the carpet looks like it's quite old.  Can anyone help me?

Hi katya,

I'd take photos of as many things as you can. Did you take photos when you moved in?  The best thing to do is to raise a dispute as soon as you move out with the dispute resolution service of the deposit protection scheme you used. 

Was the deposit put in a scheme?  You should have had notice within 30 days of you moving in.  You should be quick though to do it because the arbitration/mediation sevice is only available for 3 months after you move out.  After that you'd have to go through the small claims process.
